Orlando's luxury real estate market has gradually developed an identity beyond large custom homes and established golf communities. New projects around Walt Disney World, Universal Orlando, Lake Buena Vista and the southwest Orlando corridor are combining private residences with resort amenities, concierge services and increasingly ambitious architecture.
One of the most substantial recent additions is Evermore Orlando Resort, a 1,100-acre development near Walt Disney World. The property introduced a different approach to upscale Orlando accommodations by combining the Conrad Orlando hotel with villas, larger vacation residences, golf and a large private beach and lagoon environment.
Evermore is notable because it treats the residential portion of a resort as an important part of the overall experience rather than simply an alternative to a hotel room. Larger residences allow families and groups to have private living areas while still having access to the services and recreational features expected from a major resort.
Within Golden Oak at Walt Disney World Resort, Four Seasons is expanding its Orlando residential presence with Florian Park. The development is planned as a relatively small collection consisting of nine attached boutique homes and 31 larger residences within a separate residential building.
The setting is particularly unusual for Central Florida real estate. Owners will be next to Four Seasons Resort Orlando and will have access to a number of resort amenities while living inside the established Golden Oak community. The residences include three- and four-bedroom layouts, along with large two-level penthouse homes.
Cypress Sound is bringing another form of high-end residential development to the Lake Buena Vista area. Located off Winter Garden Vineland Road, the privately gated community is planned for only 84 condominium residences.
The location places residents near Disney Springs, Windermere and Dr. Phillips while maintaining a residential setting away from the heaviest portions of the tourist corridor. Construction began in late 2025, with completion expected in 2027. The project is aimed at both primary residents and buyers interested in maintaining a second home in Central Florida.
Another project taking shape is GZ Tower near Universal Orlando. Construction began in 2026 on the 17-story development near Major Boulevard, only a short distance from Universal's resort district.
The project combines condominium ownership with a hotel-oriented concept, reflecting the continued interest in real estate that can serve both Orlando visitors and property owners. Its location also benefits from the considerable development taking place around Universal and the broader International Drive area. The tower is currently expected to open in 2028.
Additional luxury residential projects are being planned throughout the Orlando area, particularly around Dr. Phillips, Lake Buena Vista, Windermere and the tourism corridor. Developers have announced new upscale apartment communities as well as resort-oriented residences, indicating that the market is becoming more varied.
For many years, Orlando luxury real estate was largely associated with communities such as Isleworth, Bay Hill, Windermere and Lake Nona. Those areas remain important, but newer development is adding another category: residences connected to hotels, restaurants, golf, spas and private resort amenities.
That evolution gives Orlando an increasingly broad selection of high-end property. A buyer can still choose a private estate on a large homesite, but the market now also includes branded residences, resort condominiums and highly serviced communities designed around convenience rather than acreage. With several major projects currently under construction or in development, that part of the Orlando real estate market is likely to become considerably more visible over the next several years.
